About the Long Valley, New Jersey Area
Long Valley, an unincorporated area contained within and part of Washington Township, exudes the history and charm of many of the area’s small towns. With a population of less than 2000, Long Valley/Washington Township is currently working on enhancing its attractive historic downtown area with more shops and restaurants to attract and entertain tourists as well as locals.
The median income of the area is about $80,000, with the median home price currently at $530,000.
History Settled 200 years ago, Long Valley was originally called German Valley because of the German settlers who predominated in the area. Like most of the area, Long Valley was originally an agrarian economy that gave way to more industrialized industries and milling. The mills have long died off but you can still see one of the original mills, Long Valley Mill. Currently being restored with private and public funding, you can get a sense of the rich history of the area.
Recreation & Entertainment The outdoors is always accessible throughout Morris County, and Long Valley is no exception! Plenty of hiking and farm tours, as well as trout streams and rivers for fishing.
Hacklebarney State Park, with the Black River flowing through it attracts anglers and permitted hunters, as well as hikers and picnickers.

For Sale By Owner >For Sale By Owner
The virtue of self-reliance is as American as baseball and apple pie--except if you are trying to sell your own home. Here such a "virtue" can cost you time, effort, and possibly money.
Because the overwhelming majority of homes that sell are listed with a real estate agent, you will be going against significant odds if you decide to sell your own home. The experience of a real estate professional may get you a better price and help you to avoid all the "little" things that can go wrong in a real estate transaction.
The desire to "save" the commission on a property is the reason most people decide not to work with a real estate agent. Prospective buyers who look for properties that are "For Sale By Owner" (FSBOs) are also wanting to avoid the commission--and to get a less-than-market-value deal. However, nothing is saved in the majority of FSBOs. Listing your home with a real estate professional can spare you the inconvenience of showing your home and save you the time you would spend talking to buyers who could not qualify for a loan.
